Case Study: Three-Phase Fire Compliance & Electrical Rewire Project at Rainham Mark Grammar School 

Project Overview 

Rainham Mark Grammar School undertook a critical three-phase fire compliance improvement programme between 2022 and 2025, targeting compliance and safety across fire systems and electrical infrastructure. With full project consultancy from RPT Consultants, the works were successfully delivered in carefully planned phases to ensure minimal disruption to teaching and day-to-day school life.

RPT Consultants supported Rainham Mark Grammar School from concept through to completion, providing comprehensive consultancy services including:

  • On-site construction phase management and compliance assurance

Scope of Works Completed
 

Fire Alarm Upgrade (2022) 

  • Installed a new L2-compliant, addressable fire alarm system across all buildings. 
  • Decommissioned existing outdated alarm infrastructure and redecoration to removed wiring and detectors.  

 
Fire Compartmentation (2023–2024) – Delivered Over Two Phases 

  • Replaced 252 non-compliant internal doors with fully certified FD30-rated fire doors 
  • Installed 58 sqm of compliant fire-rated glazed screens 
  • Upgraded fire signage and emergency lighting to meet statutory requirements 
  • Replaced external fire exit doors with compliant units, including panic hardware and emergency access features 

 
Electrical Rewire (2025) 

  • Full replacement of aged electrical distribution boards, submains and final circuits 
  • Installation of modern power outlets and general electrical services throughout the whole school 
  • Upgrade to energy-efficient LED lighting systems with improved lux levels 

Results & Outcomes 

  • Successful phased implementation with no disruption to school activities or teaching 
  • Compliance achieved with current Building Regulations, fire safety, and mechanical & electrical standards 
  • Significant improvements in energy efficiency, lighting quality, and operational safety 
  • Reduced long-term maintenance risk and enhanced infrastructure resilience
