Case Study: Fire Compliance, Heating Distribution, Boiler Replacement and Electrical Rewire at Abbey Primary School 

Project Overview 

Abbey Primary School, located in the London Borough of Merton, required a phased upgrade to key building systems to ensure regulatory compliance, improve energy efficiency, and to replace ageing infrastructure. Over the course of three years, our team have delivered a series of planned upgrades, including Fire Compliance works in 2023, a full Heating Distribution system replacement in 2024 and a Boiler renewal and a comprehensive Electrical Rewire in 2025.

We were engaged to provide multidisciplinary consultancy services across the full project life cycle for each individual project, including:

  • Initial condition surveys and project scoping
  • Technical specification development for M&E and fire safety systems
  • CIF Bid support for each separate project
  • Tender management and contractor recommendation
  • Construction phase project management and quality assurance
  • Contract administration and cost control
  • Compliance review and certification sign-off 

Scope of Works Completed 

Fire Compliance (2023)

  • Replacement of 100 non-compliant internal fire doors with certified FD30 and FD60-rated units
  • Installation of a new fire alarm system and detectors
  • Replacement of 111m² of non-compliant internal glazing with fire-rated glazing
  • Installation of new compliant fire exit signage throughout the school
  • Installation of emergency lighting to all areas
  • Installation of compliant external fire doors with panic ironmongery


Heating Distribution (2024)

  • Full replacement of single-fed heating pipework system
  • Removal of old cast-iron radiators and installation of modern radiators with thermostatic controls
  • Upgrade to zoned heating controls for improved energy efficiency

oiler Replacement (2025)

  • Decommissioning and removal of life-expired gas-fired boiler
  • Installation of high-efficiency condensing boiler plant
  • New plant room pipework, flueing system, and controls 


Electrical Rewire (2025)

  • Full replacement of all electrical distribution boards and sub-mains cabling
  • Installation of new general power circuits and sockets throughout
  • Upgrade to energy-efficient LED lighting across all teaching, admin, and circulation areas 

Results & Outcomes

All works completed in holiday periods or out of hours to minimise disruption to the school’s operation.

  • Achieved full compliance with current fire safety, heating, and electrical regulations.
  • Improved thermal comfort and energy efficiency throughout the building. 
  • Modernised M&E systems reducing long-term maintenance and operational risks. 
  • Very positive feedback from the school on the delivery of critical H&S and compliance works, whilst improving the school’s estate and its teaching and learning environment.
