Case Study: Flat Roof Replacement at Twydall Primary School 

Project Overview 
Twydall Primary School required a comprehensive replacement of its flat roofing system to address water ingress and install insulation to improve the buildings energy performance. The project involved the removal of the existing waterproofing layers, installation of new insulation, and application of a high-performance built-up roofing system. Additionally, mechanical and electrical services installed on top of the roof structure required careful disconnection and reinstatement.

We managed the entire project lifecycle, including: 

  • Detailed roof condition survey and design of replacement system alongside Garland 
  • Coordination with mechanical and electrical contractors for safe disconnection/reconnection of plant and cabling 
  • Specification writing and Tender 
  • CIF Bid preparation and submission alongside client. 
  • Pre-start meeting and contract award 
  • On-site quality monitoring and reporting including supervision of roof strip-out, insulation installation, and waterproofing application 
  • Contract administration and Employers Agent duties. 
  • Snagging and Compliance sign-off  


Scope of Works Completed
 

  • Stripping of existing waterproof membrane across the flat roof area 
  • Application of new built-up roofing system including new tapered insulation to enhance roof drainage and thermal performance 
  • Mechanical plant and electrical cables carefully capped off and disconnected prior to works and reinstated upon completion to ensure operational continuity 
  • Comprehensive site clearance and waste management

  • Fully renewed flat roof system delivering enhanced waterproofing and durability
